Bugenvilla is an author-led project by Robert Makłowicz and his team on the Pelješac Peninsula. A place he has known for years – not as a tourist, but from the inside.
Bugenvilla on Pelješac is a collection of boutique villa and apartment developments on one of the most distinctive stretches of the Croatian coast. Not a speculative project built for the market – the result of a long-standing connection to this place and a deliberate choice.
Robert Makłowicz bought his first house in Dalmatia over a decade ago, when the region was not yet the obvious investment destination it has become. Over time it stopped being a second home and became a natural point of reference.
Bugenvilla grew from that perspective – built together with Ferdinand Makłowicz and Piotr Kania, who has lived on Pelješac for years and knows the local market from the inside.
I had no intention of becoming a developer. But when you fall in love with a place, you want to share it.

Pelješac is one of those parts of Croatia that has kept its character despite growing interest. Dozens of kilometres of coastline, vineyards, small harbours and places that still move at their own pace.
Since the Pelješac Bridge opened the peninsula has become easier to reach, without losing its sense of quiet. That balance between accessibility and calm is why it keeps appearing not just on travel itineraries, but on investment ones.
Bugenvilla is a limited-scale project – around fifteen properties across three locations. It is not an offer for everyone, and does not try to be.

Robert Makłowicz is the initiator and the face of the project. It is being developed together with Ferdinand Makłowicz and Piotr Kania, who are responsible for operational execution and local aspects of the investment.
Yes. As an EU citizen you can purchase property in Croatia on the same terms as local buyers. The process is formal but transparent, and is standardly handled by a local law firm.
Reservation of the chosen property, signing a preliminary agreement, staged payments per schedule, and completion at a notary with a local lawyer present throughout.
